That's correct - oaks mall is the only problematic mall in the US. The rest are all fine like its 1990.

True, but it stayed busy in the 90s. Malls excelled then because it targeted kids and teens. An arcade (two at one point), a movie theater, taco bell, Lisa's pizza, boardwalk fries, 2 toy stores, 2 record stores.
Now the evolution of video games made arcade machines dated, same for digital music. But I'd bet arcades would still do a business if they were open today solely for kids to hangout (and stay the fuck out of trouble). Now the Oaks has 2 Dillards where a basic shirt starts at $80-$100. And they're ugly as fuck. It's mostly old people clothing and that's not who hangs out at a damn mall. My kid is jealous after hearing some stories about the mall at her age.
If they're smart, they'll make it like Celebration Point is. Outdoor mall, central seating and activity areas. Mix in some coffee and dessert shops among the individual American Eagle, Hollister, etc. stores. But they have to put in some affordable stuff. Gainesville keeps opening these businesses that cater to the 1% type (not literally, but you get the point, they're pricy). Gainesville is not NYC no matter how bad they try. But Gainesville isn't particularly smart, so I'm betting the place ends up as more fucking apartments. Or a mix of apartments and retail.
