Home repair/remodeling tards

First, fuck home renovations. I look at the shit going down around us and I really want to put more money into guns, ammo, and supplies instead of a house that could be useless or worthless in the future. Ok, I know that's probably wishful thinking and not reality. So on to the stupid repairs.

Do you approach repairs/remodeling the same way they recommend approaching debt? Cheapest to most expensive?

I need to have the house painted and I have little desire to paint T1-11 myself; it's a PITA unless you get a sprayer. Best quote so far is $3,500.

I need/want to redo some flooring, roughly $2,000 in materials. But the slab is cracked 3" out from a wall about 8' long that make sit uneven, so that has to be addressed before vinyl plank can be put down.

And it would be easier to do the floors and the kitchen at the same time. But new cabinets and countertop will obviously be the highest cost. In reality, the kitchen is a luxury, not a necessity, but it's definitely outdated and needs to be done before I sell at some point.

I'm torn between 1) Making the outside appearance better or 2) Fuck what the neighbors see all the time, go with what I want to see inside :lol: I'm being really indecisive about this. I know the smart thing is to paint the house, as some of the T1-11 is rotten at the bottom and needs to be replaced before it spreads. Paint is fading, so it needs to be repainted before I put the rest of the siding at risk. But paint feels like such a Meh thing to have to do :lol:
 
I would paint my house myself before I pay $3,500, sprayer or not. I've done it twice already where I live. It sucks dog shit but isn't really something you need skill for.

Are you going to have the same flooring in the kitchen as the rest of the house? If so, I would do all the floors at the same time so there aren't and seams in it later. I got lazy when I tiled my house and tiled up to the existing cabinets, now I will be putting in a new kitchen in the next few weeks and gotta retile all the under cab areas. :lol:
 
I approach it by asking what gets me the most bang for my buck. What's going to make you happiest and make your house look the best? Paint is cheap but can really make a difference. You have to reprioritize if you're thinking about selling, of course - what makes you happy isn't necessarily what's going to sell the house.

Well I'm not selling right away. It could even be years, I don't know.

I do hate the look of the outside of my house. I also hate my kitchen :lol: I just see the kitchen a lot more than the outside. But the kitchen isn't hideous and the floors alone would make it look much better. I have to replace some T1-11 and there's no way I can match an old, sun faded existing paint. So unless I want primered areas for god know show long, I suppose the smart play is the paint. I have a hard time with need vs want :lol:
 
For anything you are paying somebody else to do, I'd wait till December, or when the economy is fully fucked. I always wait to have any decent sized project done till december, nobody else is getting shit done and the trades people want the work.

Paint gives the best ROI, but is labor intensive. Kitchens can be improved by things like painting your cabinets, new draw pulls, flooring etc. The last house I sold in 2013 we did stuff like that in the kitchen and master bath, put in a modern tile backspash, went with floor tiles and new sinks/facuets. It was a bit pricey but looked nice and added a good deal of value when we sold.

What material are you painted? T1-11 sucks ass to paint and is very tedious without a sprayer. Rollers don't get in all those grooves of the wood. You're constantly switching back and forth between rollers and brushes. And I'm sure as shit not doing it myself, so I wouldn't get anything done until it cools down even if I wanted to. Some things I'm willing to pay for. That price also covers the pressure washing, soffit/fascia, and a trench dug around the house to get below the grade line on the foundation (even though I warned him I have 18" deep gravel around the entire perimeter of the house and digging it is a PITA). $3,500 is also $1,500 cheaper than most quotes I've received.

For the flooring, no. I have a drop living room and the tile there is newer and creates a nice divide. I'm only tearing up the really old tile in the kitchen, kitchen nook, foyer, closets, and hallway. I've considered replacing the laminate wood floors in the bedrooms to avoid mismatched wood look and ugly thresholds, but that significantly increases by more than double. Plus my kid is still young and a disaster...there's currently paint and all kinds of crap stuck to her floor :lol: I couldn't guarantee that product would be available, so the best I could do is order enough planks to do everything with plenty to spare just in case and then do her bedroom when she's a little older. The only other alternative is to not worry about the bedrooms and down the road, carpet them or choose a wood look that's a stark contrast to the hallway so it doesn't look retarded with 2 similar but not the same colors/patterns. Now that I say that, the carpet option sounds good. I hate no carpet in my bedroom. The dust and shit that gets under the bed, constantly wiping off your feet before getting into bed unless you vacuum your house twice a day. Fuck, I may change the rooms to carpet when she gets older.

Wasn't the case this past December. I was having work done and my friend, a contractor, said everyone was slammed.

If inflation continues, that's a distinct possibility.

Rent an airless sprayer. cheaper than $3500
 
The prep work to paint my house, holy fuck. Aside from having to replace a decent amount of siding, yikes. Crawler vines on one side of the house from where the previous owner had landscaping still has the clingers stuck to the t1-11, as far as I know, a sander is the only way to get it off. A very thorough power washing. But what I think would annoy me the most is all the taping off. But $400 to just buy a good airsprayer compared to renting at $100/day; is a no brainer. And the rest of hte materials.....Max price should be $1k to do it myself. Would definitely save a shit ton of money.

I need a wife for an extra set of hands for shit like this :lol:
